How much does a screened in porch cost?
Expect a wider range than a basic deck, since you’re adding a roof, screening, and often electrical. Give us a call and we’ll walk your site and get you a real number within 24 hours instead of guessing over the phone.
How is a screened in porch different from a deck or a sunroom?
A deck is open to the weather. A sunroom has glass walls and usually gets heated and cooled like the rest of the house. A screened in porch sits in between: covered, screened against bugs, but still an outdoor space. Which one makes sense depends on how you actually want to use it.
Will the roof match the rest of my house?
That’s the goal. We tie the new roofline into your existing roof and match shingles as closely as possible, so it looks like it was always part of the house instead of bolted on afterward.
Can I use my screened in porch in the winter?
You can, though it won’t feel like a heated room unless we build it that way. Some homeowners add a space heater or a fan for shoulder seasons. If you want it usable year-round with real heat and air, that’s closer to a sunroom conversion, and we can talk through what that involves.
What kind of screen mesh do you use, and will it actually keep bugs out?
We use standard fiberglass mesh on most porches, and can step up to a finer no-see-um mesh if gnats and tiny bugs are the real problem in your yard. Either way, it’s about keeping what’s actually biting you outside, not just looking screened in.
Do I need a permit for a screened in porch?
Almost always, since it involves a roof structure and usually electrical work. We handle the permitting and inspections as part of the project.
Can you build a screened in porch on top of my existing deck or patio?
Often, yes, if the existing structure is solid enough to support it. We’ll assess what’s there first. If it’s not up to the job, we’ll tell you honestly instead of building on top of something that won’t hold up.
What flooring options work on a screened in porch?
Composite decking, tongue and groove wood, tile, and stained concrete are all common choices. It depends on your budget and whether the porch sits on an existing slab or new framing. We’ll go over what fits your specific porch.
How long does it take to build a screened in porch?
Most screened in porches take on average between 1 day to a week, depending on size, roof complexity, and whether we’re tying into an existing structure or building the roofline from scratch.
Will a screened in porch trap moisture against my house?
It shouldn’t, if it’s built correctly. Proper flashing where the roof meets the house, and the right slope on the flooring, keep water moving away from your home instead of pooling against it. That connection point is exactly where a poorly built porch causes problems down the road.
Do you install ceiling fans or lighting?
Yes, and it’s worth wiring those in during the construction rather than adding them later. We’ll rough in the electrical for fans, lighting, and outlets as part of the build if you want them.
